  • South Korea’s housing rental system is quite different from what you might expect in other countries, where deposits typically range from 1-3 months' rent.

    The housing deposit is based on the property’s market value. For monthly rental contracts, the deposit usually ranges from 5-10% of the property’s total value.

    For an officetel or villa in South Korea, the typical housing deposit starts from 10,000,000 KRW and can go up to 50,000,000 KRW, which is paid directly to the landlord.

    To protect your deposit, the government guarantees and insures deposits up to 50,000,000 KRW. To activate this protection, you simply need to register your move-in date at your local community center.

  • Yes, you can use all of our services even if you’re not in Korea! We offer complete remote support, allowing you to find and secure housing in South Korea without being onsite for most of the process.

    How does the remote process work?

    1. Video Consultation or Online Form: We’ll begin by discussing your housing needs via video consultation or through an online form. This helps us understand your preferences and requirements.

    2. Virtual Viewings: We’ll arrange house viewings and provide virtual tours through video calls or recorded videos. You’ll be able to explore properties remotely and make informed decisions without needing to be in Korea.

    3. Contract Signing: While we handle most aspects remotely, you must be on-site in Korea for the contract signing. This is a legal requirement to finalize the lease agreement. Additionally, you will need a Foreigner Registration Card (ARC) to complete the contract. We will assist you with all the preparations and guide you through the entire signing process.

  • Yes, most apartments in Korea are rented out unfurnished, meaning you will need to provide your own furniture, such as beds, sofas, and desks. However, certain essential appliances and fixtures are usually included, such as an A/C, refrigerator, washing machine, built-in kitchen stove, and kitchen sink. Additionally, many apartments come with built-in wardrobes, shoe racks, and a mirror. Keep in mind that other items like furniture and smaller appliances will need to be purchased or brought by the tenant.
